There are over a hundred different pieces of legislation relating to letting properties, and landlords must be aware of them.

Failure to comply may lead to heavy financial penalties or, in rare cases, prison. The latest example is the Government’s Immigration Act, which makes landlords legally responsible for checking tenants’ right to rent.

Deposits are lodged into a government-approved scheme (DPS) within 28 days, a legal requirement for serving notices.

Move In & Tenancy Agreement

Tenants pay their first month’s rent and bond before signing. We provide and store copies of all agreements.

What is an Energy Performance Certificate (EPC)?

Legally required for all UK rentals, rated A–G, valid for 10 years. Minimum rating “E” is mandatory before letting.

What is an inventory and how does it work?

A record of the property’s condition and contents, often with photos/videos, signed by all parties. Included free with Aycliffe Homes.

What is fair wear & tear?

Considered when assessing deposit deductions. Long-term use (e.g., worn carpets after 10 years) isn’t claimable as damage.

Who has to pay the council tax?

Usually the tenant during the tenancy (as per the agreement). When the property is vacant, the landlord is responsible.

Who is responsible for the TV licence?

Normally the tenant, unless otherwise stated in the tenancy agreement.

Who organises repairs and maintenance?

What if a tenant fails to pay rent?
