Renting a Property: Your Questions Answered
How do I secure the property I want?
You can browse our properties online, visit our branch, or call us to arrange viewings. Once you've found the right home, we’ll be delighted to proceed with your application.
What does referencing involve?
It is normal practice for any good letting agent to check your suitability to rent. We’ll ask for details of your employer and a previous landlord, as well as run credit and identity checks. We’ll confirm your right to live and work in the UK and may do a home visit.
Why do I need a guarantor?
A guarantor is required for applicants with limited credit history, self-employed applicants, or those with lower income levels. They agree to take on your financial obligations should you default on rent.
Do I need to pay a holding deposit?
Yes, to secure a property, a holding deposit equivalent to one week’s rent is usually required. This is later deducted from your first month’s rent once references are approved.
What is a tenancy deposit and how is it protected?
Your tenancy deposit is held securely in a government-approved scheme, such as the Deposit Protection Service (DPS). This ensures your deposit is protected and fairly returned at the end of your tenancy.
What does the move-in process involve?
Once your references have cleared, you’ll sign a tenancy agreement, pay your deposit and first month’s rent, and receive your keys. We’ll provide you with copies of essential documents, including the EPC, Gas Safety Certificate, and “How to Rent” guide.
Can I make changes to the property?
You must always seek written permission from your landlord or Aycliffe Homes before decorating or making any alterations.
How do I report maintenance issues?
Report all maintenance issues to us immediately via email or phone. We’ll arrange for contractors to inspect and repair the problem as soon as possible.
What are my responsibilities?
By signing your tenancy agreement, you agree to pay rent and bills on time, report damage, and maintain cleanliness throughout the tenancy.
Am I responsible for insurance?
Yes, tenants must take out contents insurance for personal belongings. We can assist with quotes if needed.
Can my landlord increase the rent?
Rent increases must be discussed and agreed upon in writing. We can mediate between you and your landlord to reach a fair outcome.
What notice must I give if I want to leave?
The notice period will be stated in your tenancy agreement—typically one month. Inform us as soon as possible when you decide to move out, and we’ll guide you through the process.
When will my tenancy deposit be returned?
After you move out, we’ll conduct a check-out inspection. Your deposit will be returned in line with the Tenancy Deposit Scheme, minus any agreed deductions. Both you and the landlord can dispute the outcome through the scheme.
